The Recording Industry Association of America (RIAA) at 1000 F Street,
Savills, CBRE & Douglas Development

The 2019 Lease Transaction of the Year Under 75K SF is ...

Savills was retained by The Recording Industry Association of America® (RIAA). The result is cool, funky office space with a design reflective of the “Sex Drugs and Rock & Roll” music culture where your favorite Gold or Platinum recording artist will be preforming regularly.
RIAA signed a new lease to occupy 20,000 SF on the 2nd and 3rd floors at 1000 F St., which is a new building incorporating a historic building by Douglas Development. The building provided acoustical performance space with a 4,000 SF column free mezzanine floor in between the 2nd and 3rd floors with exposed brick, 20 ft ceilings and historic elements perfect for musical performances. Since Douglas owned RIAA’s old building and new building, Savills negotiated (1) a termination of RIAA’s existing lease two years early without termination penalties and (2) an assignment of the sublease two years prior to the sublease expiring. Additionally, Savills was able to secure prominent exterior building signage.
Savills brokers Ben Plaisted and Greg Scheipers represented RIAA. CBRE’s team of Randy Harrell, Carroll Cavanaugh, Dimitri Hajimihalis, Mark Klug, and Emily Eppolito represented the landlord.
