You could call this deal a “win-win-win” situation. Patton Boggs secured a 12-year lease for a space large enough to accommodate its future growth. William Cutler Pickering Hale and Door LLP was able to get out from under a significant lease liability. Lastly, Beacon Capital Partners secured a long-term lease with a good-credit, high-profile tenant. The successful conclusion of these multiple transactions is a testament to the creativity and spirit of cooperation that existed among all parties and their representatives.
MARYLAND LEASING TRANSACTION OF THE YEAR
The Mills Corporation

Cushman & Wakefield successfully negotiated the relocation of the Mills Corporation headquarters from Arlington to a new 202,147 square-foot office building in Chevy Chase. Minich capitalized on the market conditions in order to obtain an enhanced facility in the most cost effective manner. Mills also secured attractive tax incentives from Maryland and Montgomery County to close the deal.
VIRGINIA LEASING TRANSACTION OF THE YEAR
Waterview

At 620,000 square feet, the Corporate Express Board lease for the entire component of Waterview is the largest private-sector lease transaction to be executed in the Commonwealth of Virginia-and the entire DC metro area-in decades. The lease is remarkable not only because of its size and its $500 million price tag, but because it will play a key role in the “Rosslyn Renaissance.” Waterview will be comprised of two 300-feet tall towers on a 2.6 acres site. The buildings will not only include the consolidated offices of the fast-growing research and consulting firm, but 620,000 square feet of office space, 189 condominiums and 159 hotel rooms. The transaction was closed in only four months and is scheduled for completion in mid-2007.
REGIONAL FINANCE TRANSACTION OF THE YEAR
The Alexandria
Robert F. Donhauser and William S. Asbill of Holliday Fenoglio Fowler, L.P.
Orion/Starwood’s purchase of The Alexandria, a 1,526-unit apartment project in Alexandria, was financed and closed within a four-month period. Donhauser and Asbill secured a very large acquisition loan with a very tight closing time frame (45 days). The deal was complex due to the high leverage. A portion of the complex (342 units) are to be converted to condominiums and required a $50 million floating rate loan with the balance of $126 million as a five-year fixed rate loan, which involved Fannie Mae in the senior position and Wachovia in a mezzanine position as the loan to coast was more than 85% of the total price. A $176 million bridge loan was arranged with Wachovia in order to meet the October closing requirement and Fannie Mae and Wachovia were not ready to close the permanent financing. The permanent financing closed in December.

This transaction raised the bar on the value of commercial office properties in Washington, DC, eventually selling for $633 per square foot. The sellers, National Office Partners Limited Partnership, assigned exclusive representation to Cassidy & Pinkard. The marketing campaign generated intense interest from the investor community. TIAA-CREF successfully closed on the property after bidding against multiple offers.
MARYLAND SALES TRANSACTION OF THE YEAR
Rock Spring Park-Lot 1

Lot 1 of Rock Spring Park was a challenging sale due to its size of 876,268 FAR square feet, zoning parking & construction issues and a complex REA. Marketing the site was reserved for only a select group of qualified buyers. To provide an overview of the site’s potential and to ensure the purchasers clearly understood the transaction, Berkman met with each potential purchaser prior to distributing confidential offering memorandum. After a very competitive sales process, Opus East, LLC was the successful buyer. Opus plans to build 875,000 square feet of Class A office space in up to four buildings. Once built, the total value of the project is projected to be $306 million.

Potomac Tower

Located at 1001 North 19th Street in the popular submarket of Rosslyn/Ballston, the 19-story, 237,594 square foot building boasts magnificent views of the Washington, DC skyline and the Potomac River. The sale of this building was unique in that it was both speedy and efficient. Sellers Brookfield Properties Corporation offered a quick due diligence period of seven days. The entire transaction cycle took approximately 60 days and resulted in the highest square foot price for the Northern Virginia market in 2004.
