TRANSACTIONS OF THE YEAR

DC SALES TRANSACTION OF THE YEAR

The award goes to Stephen C. Conley, John E. Duffy and James H. Kraft all of Holliday Fenoglio Fowler for 1399 New York Avenue, the newly constructed, trophy-quality Executive Tower. This was the first office building (and the only one to date) to sell for more than $500 per square foot in the region.

 

MD SALES TRANSACTION OF THE YEAR

The award goes to Eric Berkman of Grubb & Ellis for 800 N. Frederick Avenue. The deal consisted of a sale/leaseback of a 393,000 sf IBM Critical Operations Facility to Monument Realty with a combined value of $199 million. This deal took five years of negotiations between city and state officials. In an ironic twist, after five years of working on the project, the IBM CEO approval was subject to Monument Realty closing within 21 days. They did.

 

VA SALES TRANSACTION OF THE YEAR

The award goes to John F. Kevill, A. Jefferson Groh, Robert Veshancy and Kenneth Rudy all of Jones Lang LaSalle for Waterview 1. Working on behalf of VeriSign, Inc., Jones Lang LaSalle engineered a sale/leaseback of the property (since renamed One Dulles Center) that reduced the existing lease obligation by $63 million and eliminated market and credit risk.

 

FINANCE TRANSACTION OF THE YEAR

The award goes to David F. Webb and Andrew McAllister both of Cushman & Wakefield for the Columbia Hospital Site Condos. On behalf of Trammell Crow, these brokers arranged $138 million of debt & equity financing for the development of “The Columbia,” a 220-unit luxury condominium project, which included a restoration of the historic portion of Columbia Hospital with the addition of two new wings. This is the largest residential luxury condo project ever developed in the District of Columbia and is already 50% pre-sold.

 

DC LEASING TRANSACTION OF THE YEAR

The award goes to Thomas M. Fulcher Jr., Stephen B. Goldstein and David J. Perlstein all of Studley for Wilmer Cutler & Pickering on Pennsylvania Avenue. After the law firm had become frustrated with its current two-building location, Studley found a one-building, 525,000 sf solution on the northern side of Pennsylvania Avenue between 18th and 19th Streets. The transaction involved three landlords, a build-to-suit and connecting three buildings into one. The result was the largest private sector transaction in DC history.

 

MD LEASING TRANSACTION OF THE YEAR

The award goes to Glenn R. Metzler and Robert P. Turner both of The Ezra Company for Health & Human Services/Substance Abuse & Mental Health Services Administration at Market Square, which was the largest lease executed in Suburban Maryland in 2003. This project required new government security and environmental standards, required a build-to-suit of 228,020 sf within 12-month of lease execution and had an extremely tight budget time schedule with substantial developer penalties for late delivery.

 

VA LEASING TRANSACTION OF THE YEAR

The award goes to Paul Darr of Cassidy & Pinkard for Cable & Wireless/Unisys. Cable & Wireless leased all of Plaza America I (224,359 sf) and a year later exercised an option entering into a 267,942 sf lease of Plaza America III. Cassidy & Pinkard was retained to dispose of the building in a market with a 27% vacancy rate and more than 7 million sf of available space. The transaction was completed in only four months, well below expectations.

The award goes to an association member who demonstrates a commitment to the utmost professional standards, who exhibits the highest regard for colleagues & industry, who has proven leadership & service in civic, community and charitable causes, as well as activity in the REALTOR® association.

This year’s recipient has been chairman and moderator for numerous industry events on behalf of GWCAR, NAIOP and Commercial Property News. He is a member of the Greater Washington Board of Trade and has been a trustee of the National Multiple Sclerosis Society for 12 years, where he has served as Vice-Chairman for Fundraising and Vice-Chairman of the Board.

Last year, Cassidy & Pinkard honored him with the “Patrick J. Cassidy Memorial Tribute,” instituted to honor the memory and spirit of the firm’s co-founder. His business partners gave him this honor due to his commitment and integrity in client relationships, loyalty and fairness in dealing with them; enthusiasm and resolve in the pursuit of excellence in serving them; mentoring of young people; creativity; and sense of humor.
